Inspect
An independent third-party home inspector conducts a comprehensive inspection and delivers a detailed digital report with photographs and observations of the property’s major systems and components.
Prioritize
Not every inspection item needs to be repaired before listing.
RGroup Realty and Elements By Design review the findings with the seller and help identify items that may affect marketability, buyer confidence, safety, financing, insurability, or negotiations. The seller decides which work to authorize.
Repair
Elements By Design coordinates the seller-approved repairs. Work may be performed directly by Elements By Design or assigned to appropriately licensed specialty contractors when required. The seller is not left managing multiple vendors alone.
Document
Completed work becomes part of the property’s certification record. Documentation may include the original inspection report, repair estimates, paid invoices, before-and-after photographs, contractor records, warranties, and other relevant property-condition information.
Certify
Elements By Design assembles the Property Certification Package.
The certification does not claim the property is perfect, defect-free, or guaranteed against future repairs. It documents that the property has completed the RGroup certification process and gives buyers greater transparency into what was inspected, what was addressed, and what records are available.
The certification belongs to the property — not to the inspection company.
Protect
Where appropriate, the program can incorporate Seller Listing Coverage during the listing period. At closing, a separate Buyer Home Warranty Plan may also be made available (subject to the warranty provider’s terms and conditions). Home warranty coverage is distinct from the Elements By Design Property Certification.
