What is a Wellness Inspection?
A Wellness Inspection is a documented condition assessment of a residential property. It focuses on the current state of the interior, systems, and exterior, with time-stamped photos and clear notes delivered through zInspector. It is designed to give landlords, property managers, and agents a usable record — not just a checklist.
Who is this inspection for?
Primarily landlords, independent investors, property managers (including RGroup PM), and real estate agents. It is also available to homeowners, though the service is optimized for people who need repeatable, decision-ready documentation across properties or transactions.
How is this different from a standard home inspection?
A traditional home inspection is typically performed for a buyer during a real estate transaction and follows specific standards of practice. A Wellness Inspection is a practical condition documentation service performed by a licensed contractor. It is used for intake, periodic checks, move-in/move-out, pre-listing preparation, and similar operational needs. It is not a substitute for a licensed home inspection required in a real estate transaction.
What does the inspection cover?
Interior living spaces, visible plumbing and fixtures, readily observable electrical concerns, basic HVAC observations, smoke/CO detectors, evidence of leaks or moisture, exterior walls and trim, windows and doors, gutters and drainage, and basic exterior safety items. Every inspection includes photo documentation in zInspector.
Do you inspect air ducts or use thermal imaging?
Basic observations are included. Detailed air duct camera inspection, thermal imaging, 360 imaging, and drone exterior imaging are available as add-ons when needed.
How long does a typical inspection take?
Most standard residential inspections are completed in a single visit. Timing depends on property size, occupancy status, and whether add-ons are included. You will receive a clearer time estimate when the inspection is scheduled.
When will I receive the report?
Reports are delivered promptly after the inspection is completed, with photo documentation and clear notes. The goal is usable documentation, not a delayed PDF.
Can you also handle repairs if issues are found?
Yes. That is one of the main advantages. Because we are a licensed contractor (ROC #345319), we can provide repair estimates and perform the work when you choose to move forward. The Repair Estimate Package is available as an add-on and is creditable toward work performed by Elements By Design.

Do you offer recurring inspections?
Yes. Quarterly inspections can be included as part of the Property Wellness Advantage Program (PWAP). Standalone periodic or annual inspections are also available.
Is this inspection useful for security deposit decisions?
Yes. Move-Out and related inspections are specifically useful for creating a clear, photo-documented record that supports fair and defensible deposit decisions.
Can agents use this before listing a property?
Yes. A pre-listing or condition inspection helps agents and sellers understand likely issues in advance, supports more accurate pricing conversations, and creates a clean handoff to BINSR repair support if needed later.
